Terms & Conditions
Last updated 24 September 2026
PitWatch is a building equipment monitoring service operated by David McGowan, Sole Proprietor. It is used by building administrators to monitor pump equipment and to alert the people responsible for it. These Terms & Conditions govern the PitWatch SMS notification program.
SMS Program
PitWatch sends transactional and informational SMS alerts related to building equipment, including pump faults, high-water conditions, maintenance events, equipment status changes, and recovery notifications.
Message frequency varies based on equipment events. Msg & data rates may apply.
Reply STOP to opt out. Reply HELP for help. For additional assistance, contact [email protected].
Participation is voluntary. Recipients are enrolled only after providing consent. PitWatch does not send marketing or promotional SMS messages.
See our Privacy Policy at https://www.pitwatch.app/privacy.
What the alerts are
PitWatch monitors pump equipment in the buildings where it is installed. Every message is an operational alert about that equipment, sent because it needs attention:
- Pump faults. A motor overload has tripped, or a pump has drawn more current than it should for long enough to matter.
- High-water conditions. The high water float in the pit is wet, meaning water is arriving faster than the pumps are clearing it.
- Equipment status changes. Both pumps running at once, a pump running far longer than a normal cycle, or a pump that has not run when it should have.
- Maintenance events. The monitoring hardware has stopped reporting, or a pump's typical load has drifted far enough from its own history to be worth looking at.
- Recovery notifications. A matching message when a condition clears, so that nobody is left believing a problem is still open when it is not.
What one looks like
These are the messages this installation is configured to send, filled in with example readings. The same text goes to email and to text messages.
- High water High water alert at the building. The water in the sewage pit has risen to the alarm level. The pumps normally bring it back down within a minute, and you will get another message when it clears. Time 2:14 AM.
- Overload tripped Pump 1 at the building has shut itself off to protect its motor and is out of service for now. {cover} {recovery} Time 2:14 AM.
- Ran too long Pump 1 at the building has been running for 9 minutes without stopping. It may be stuck or struggling to empty the pit. Time 2:14 AM.
Consent and enrollment
Recipients give consent before they are enrolled, and can withdraw it at any time. Somebody is added by the building administrator, who enters their name and mobile number and records that the person has agreed to receive text messages. Nobody is added without being asked first, and consent to text messages is not a condition of anything else.
There is no public sign up form, no purchased list, and no way for a mobile number to reach this system except by somebody entering it on behalf of a person who agreed to it. Withdrawing consent takes effect on request and needs no reason.
How to stop
STOP ends all further text messages to that number. HELP returns contact details for assistance. Both replies are handled by the mobile carriers and take effect regardless of what is configured here, so neither depends on this system being reachable or working. You can also ask the building administrator to remove you entirely, at any time and for any reason. To stop email alerts, reply to any of them.
Message frequency
Messages are event driven, not scheduled. In normal operation the equipment is quiet and no messages are sent at all, sometimes for months. During a fault, several may arrive in a short period. Repeats of the same condition are suppressed, so a fault that comes and goes does not send a message every time it flickers.
Cost
Carriers are not liable for delayed or undelivered messages.
Privacy
Names, email addresses and mobile numbers are held only to send these alerts, and are not used for any other purpose. Mobile numbers are passed to the messaging provider solely in order to deliver a message. The privacy notice says where the data is held.
SMS consent and mobile information are never sold, rented or shared with third parties or affiliates for marketing or promotional purposes. Removal is on request. See the privacy notice for what is held and for how long.
Support
